Affordable Housing Programs

All housing programs are funded by the Department of Housing and Urban Development (HUD) and are administered by the City of Gastonia’s Community Development Division.

Education, Counseling and Training

Classes are offered monthly.  Please call 704-866-6752 for the class schedule and to reserve a seat:

 

  • Establishing and Understanding Credit - Learning the advantages and disadvantages of credit; understanding a credit report.
  • Credit Repair - Reviewing causes of financial problems; sample credit dispute letters; understanding a credit report; debt management plan.
  • Economic Literacy - Choosing a Bank and maintaining your checking and savings account; learning to budget; understanding a credit report; setting goals.
  • Homebuyer Education - Preparing for homeownership; selecting a home; applying for a mortgage; the closing; life as a homeowner; financial responsibilities.
  • Post Education Booklet - Mailed to new homeowners assisted with the Homebuyer’s Assistance Program – maintenance and home repairs; budgeting; cleaning; foreclosure prevention.
  • Protecting Your Equity - Financial responsibilities; predatory lending; home equity loans; maintenance.
  • Credit and Budget Counseling - If an applicant has financial problems that hinder his/her buying potential, one to one counseling is available.
  • Homebuyer’s Club- Homebuyer’s clubs target obstacles families might face when aiming for homeownership and cannot be resolved in a short period of time.  Applicants meet on a regular basis to learn to overcome the barriers to homeownership.

 

American Dream Downpayment Initiative

The program's objective is to provide affordable housing assistance for individuals and families whose income is 50% or below HUD's income guidelines based on family size or for residents of public housing and manufactured housing and to other families assisted by public housing agencies.

Program includes housing opportunities such as rent to own city owned property; obtaining an American Dream Loan on city owned property or qualifying with a local lender to purchase a home in Gaston County or the city limits of Kings Mountain.

  • Borrower must be a resident of Gaston County but not within the city limits of High Shoals or Spencer Mountain or a resident of the city limits of Kings Mountain. 
  • Must be a first time homebuyer, displaced homebuyer or not have owned a home within the last three years.

Borrower’s income cannot exceed 50% of area’s median income per family size:

Direct Homeowner Loan – American Dream Loan

The program's objective is to provide homeowership opportunites for low to moderate income individuals and families by providing direct homeowership mortgages.

  • Borrower must be a resident of Gaston County but not within the city limits of High Shoals or Spencer Mountain or a resident of the city limits of Kings Mountain. 
  • Must be a first time homebuyer, displaced homeowner or has not been a homeowner within the last three years.

Borrower’s income cannot exceed 80% of area’s median income per family size:

Housing Opportunities

 

New Construction

Development of new, single family, three and four bedroom homes for sale to low and moderate income families.  Financial assistance is available to qualifying homebuyers.

Acquisition/Rehab/Resale

Existing homes within Gastonia/Gaston County purchased by Community Development to be rehabilitated and resold to qualified applicants.

 

Rental Housing

Community Development does not provide rental housing.  Please contact the Gastonia Housing Authority at 704-864-6771 for available rental housing provided through the Department of HUD.
