Housing Rehabilitation Programs


Elderly Grant Rehabilitation Program

The Rehabilitation Program assists low income elderly individuals and families address health and safety issues in the home. The program is designed to repair major systems in the house, such as plumbing, the roof, electrical, etc.   The maximum grant amount is $35,000.00.  All grants are secured by a lien for the term of ten years.  The repair costs to bring the home into compliance must not exceed the program's financial capability.  Applicants may only receive assistance once.

Applicants must:

  • Must be at least 62 year of age
  • Live within an unincorporated area of Gaston County
  • Own their home and use it as their primary residence
  • Not owe any outstanding property taxes
  • Meet the income guidelines set by the Department of Housing and Urban Development.

The Elderly Repair Program assists low and moderate income individuals address health and safety issues in the home.  Program assistance is provided to address operating systems only - no  cosmetic issues.  The maximum grant amount is $15,000.  All grants are secured by a lien for the term of three years.  The repair costs to bring the home into compliance must not exceed the program's financial capability.  Applicants may only receive assistance once.

Applicants must:

  • Must be at least 62 year of age
  • Live within the city limits of Gastonia
  • Own their home and use it as their primary residence
  • Not owe any outstanding property taxes
  • Meet the income guidelines set by the Department of Housing and Urban Development

Emergency Repair Program

 

The Emergency Repair Program assists low and moderate income individuals and families address health and safety issues in the home.  The program is designed to repair or replace one system in the house, such as the roof, plumbing, electrical, etc., as determined by the Community Development staff.  Funding per project is $5,000.00

Applicants must:

  • Own their own home and be their primary residence
  • Live within the city limits of Gastonia
  • Not owe any outstanding property taxes
  • Meet income guidelines adjusted by family size as set by Housing and Urban Development. 

Grants are available for households under 50% and loans are available for households under 80%

Urgent Repair Program

 

The City of Gastonia and the North Carolina Housing Finance Agency, through the North Carolina Housing Trust Fund, have established this program to assist homeowners with urgent repairs to their home.  This program provides one-time grants to homeowners that meet one the following criteria:

  • Very low-income homeowners with special needs; 62 years old or older, handicapped or disabled, single parent, or large households of 5 or more, families with children with elevated blood levels.
  • Very low-income households with urgent repair needs that cannot be met through other state or federally-funded housing assistance program.
  • Very low-income frail, elderly homeowners, and others with physical disabilities, to enable them to remain in their homes by providing essential accessibility modifications.

Applicants must:

  • Own their own home and be their primary residence
  • Be a resident in the unincorporated areas of Gaston County or within the city/town limits of Belmont, Bessemer City, Cherryville, Dallas, Kings Mountain (Gaston County), Lowell, Ranlo, McAdenville, Cramerton, Mt. Holly or Stanley
  • Not owe any outstanding property taxes
  • Have a total income within the guidelines established by the Department of Housing and Urban Development.

Water/Sewer Connection Assistance

 

Assists low and moderate income individuals and families with tap fee and plumbing costs associated with connecting to the City water and sewer systems.

Applicants must:

  • Own their own home and use it as their primary residence
  • Live within the city limits of Gastonia or in an unincorporated area of Gaston County
  • Meet income guidelines adjusted by family size as set by Housing and Urban Development. 

Grants are available for households under 50% and loans are available for households under 80%
