Many parcels along Franklin Boulevard are being renovated as adaptive reuse or redeveloped to meet the growing demand for commercial services. |
Description:
Over 780,000 square feet of commercial development situated on approximately 52 acres bounded to the south by Franklin Boulevard to the west by US 321 to the east by Broad Street and to the north by Long Avenue.
In January 2004, 46 acres within the Center City commercial area were designated a national historic district with 77 buildings being listed as contributing structures and eligible for state and federal tax credits.
The average daily vehicle traffic traveling through the Franklin Boulevard and US 321 Highway intersection is approximately 40,000.
Several of the properties with frontage on Franklin Boulevard are being redeveloped with new buildings or renovated existing buildings to accommodate uses more suited to today's market. This opportunity exists along the approximate eight-mile extent of Franklin Boulevard through Gastonia's jurisdiction. In many locations where property is underutilized adequate land is available to create unified developments that can complement and serve the adjoining residential areas.
Several of the existing buildings in the center city area along Franklin Boulevard are characteristic of those historic buildings in the downtown and offer excellent adaptive reuse opportunities.
