Highland Store Area

Description:
Highway 321 & Rankin Avenue-Proposed Grocery Store Site, Gastonia North Carolina. The City of Gastonia is pleased to present the enclosed site for your consideration. This eleven-acre site is located just south of Interstate 85 at the signaled intersection of Highway 321 and Rankin Avenue. The Highway 321 Corridor provides easy access between the Central Business District and Interstate 85, placing our site in a prime position to capture both local and commuting customers. The lack of a major retail presence in the immediate "Northgate" area is well documented, leaving the local community underserved and untapped. The City feels the proposed site offers excellent visibility and access to potential customers, with planned road and street improvements serving to make access and pedestrian traffic easier and the area more aesthetically pleasing. Please also note that both an EDI Grant and a Brownfield's Agreement are involved with this project, allowing for the site costs to be reduced.

Below please find a list of key elements:

  • The City of Gastonia is currently pursuing a Brownfield's Agreement with the State of North Carolina (Tax savings for the first five years)
  • Traffic Counts at the site are 18,000 - 20,000 vpd
  • Highway 321 road and streetscape improvements are planned from the site north to Interstate 85
  • The site is located at a signaled intersection
  • Site is approximately 11 acres
  • Limited competition - nearest grocery store is located at the intersection of East Garrison Boulevard and Marietta street(Food Lion, approximately 1-1.5 miles)
  • The site is on the "going home side" of Highway 321
