Manufactured Home, also known as Mobile Home (Double Wide or Single Wide)

8.1.8 - MANUFACTURED HOME, CLASS A; MANUFACTURED HOME PARK
Manufactured Home, Class A.

Manufactured homes are allowed on individual lots in manufactured home subdivisions only.

Manufactured Home Park.

A.The number of manufactured homes within a nonconforming manufactured home park shall not be greater than the number in existence on February 25, 2005, or the date the property is annexed, whichever date is later. A manufactured home may be replaced by another manufactured home in a nonconforming manufactured home park so long as the total number of homes does not exceed the number of homes referenced above.

B.Said replacement manufactured home shall be placed on the same manufactured home space provided that the replacement manufactured home shall not be placed any closer to the external property boundaries than the original home.

C.Manufactured homes shall be in compliance with all other applicable local and state codes.

D.In no instance shall a manufactured home park that existed on the effective date of this Ordinance be allowed to expand (i.e., increase in the number of manufactured home spaces) subsequent to the adoption of this Ordinance, unless meeting the requirements of Section 8.1.8 A above.E.In no instance shall any new manufactured home parks be created after the effective date of this Ordinance.

  • Site Plan showing distances, taking into consideration proposed structure, and mark property setbacks (you can contact the Zoning Department at planning@cityofgatonia.com for setback requirement if not known).
  • Provide Year Built and Information on Type and Size of Mobile Home will need to be provided under Description of Work.
  • Engineered plans
  • Soil & Tork Test

When applying for permit on portal – things to know:

  • Estimated Construction Cost Step 1 – Must always include
  • Description of Work Step 1 – Please include Neighborhood Name on email
  • Contacts Step 6 – List setup contractor as building contractor and list contractors for all other trades, see requirements for setup contractor below, and list contractors for all other trades.

1.2.4 License Holder to Obtain Permit: The set-up contractor who is installing a particular home shall be the party who obtains required permits from the local jurisdiction, and the name under which the set-up contractor is licensed, and the license number, shall appear on the permit.

EXCEPTION: The homeowner may obtain the permit on behalf of the installer so long as the name under which the set-up contractor is licensed, and the license number, appear on the permit.

NOTE: This exception does not relieve the set-up contractor of the responsibility of insuring that permits are obtained prior to beginning any work pertaining to the set up. Regardless of which party obtains the permit, the setup contractor shall not move the home to the site until he or she has the permit in hand. If a homeowner is acting as his or her own contractor and hires another party to perform the work, this party must be a licensed set-up contractor and this set-up contractor shall obtain the permit except as provided above. In all cases the license name and number of the set-up contractor shall appear on the permit
