A subdivision is defined as “the division of a tract or parcel of land that is greater than two (2) or more lots, building sites, or other divisions for the purpose, whether immediate or future, of sale or building development.”  The review of proposed subdivision development plans within the City and extraterritorial jurisdiction is for the conformance with al City, State, and Federal ordinances, in order to protect the public health, safety, and welfare.
Subdivision Process:
  • Pick up subdivision package from Customer Service at the Garland Municipal Business Center or see Quick Links box to the right
  • Submit Site Plan / Subdivision Application along with three (3) copies of the preliminary plat
  • Technical Review Committee (TRC) will review the preliminary plat
  • Gastonia Planning Commission approval of preliminary plat
  • Construction plan submittal
  • TRC review/approval of construction plans
  • Construction of public improvements
  • Submittal/review of final plat
  • Gastonia City Council approval of final plat
  • Final plat recordation
  • Final acceptance
  • Building permits
