Site Plans

A site plan is required for all new construction or addition to commercial, industrial, condominium, or apartment complexes/developments.  Single tenant developments and unified development plans are approved by a Technical Review Committee (TRC) comprised of City of Gastonia staff.  Existing sites require compliance with land development codes and may require site plan approval when additions or site improvements exceed minimum thresholds specified in the Unified Development Ordinance. 
Site Plan Process:
  • Pick up appropriate checklist from Customer Service at the Garland Municipal Business Center or see Quick Links box to the right
  • Submit six (6) copies of plan for review
  • Technical Review Committee (TRC) reviews plans every Monday afternoon
  • Comments returned to engineer for corrections – approximately three (3) weeks after submittal
  • Approval of site plan
  • Building permits
  • Approximate total approval time is two (2) months
  • Submittal of building plans can be concurrent with site plan submittal
